The calculations, projections, and outputs produced by ProfitPie are estimates based on the information you provide and our best understanding of current Australian tax and property legislation. They are provided solely to help you understand and model a property investment scenario.

2. Accuracy of Calculations

ProfitPie takes care to model Australian tax rules correctly, including:

  • Stamp duty and transfer duty rates for all eight Australian states and territories.
  • Land tax thresholds and surcharges, including foreign investor surcharges.
  • Negative gearing and income tax calculations using individual marginal rates.
  • Capital gains tax including the 50% general discount, trust and SMSF rules.
  • Depreciation under Division 40 and Division 43.
  • Lenders' Mortgage Insurance (LMI) estimates.

However, tax legislation and government policy change frequently. Rates, thresholds, and concessions may differ from those applied in the Service. ProfitPie does not guarantee the accuracy, completeness, or currency of any calculation. You should verify all figures with a registered tax agent before relying on them.

3. Property Market Risk

Property investment involves significant financial risk. Capital growth projections shown in ProfitPie are based on a user-specified annual growth rate and are not forecasts or guarantees. Past performance of Australian property markets is not a reliable indicator of future results.

Property values can fall as well as rise. Rental income is not guaranteed. Interest rates, tenancy vacancies, property maintenance costs, and legislative changes can materially affect the returns on a property investment.

4. AI-Powered Property Import

ProfitPie uses artificial intelligence to extract property details from listing URLs. This data (address, price, bedrooms, land size, etc.) is imported as a starting point for analysis. AI extraction is not perfect. You should verify all imported data before relying on an analysis. ProfitPie accepts no responsibility for inaccuracies in AI-imported data.

Before making any investment decision, you should seek independent advice from qualified professionals, including:

  • A registered tax agent or accountant for advice on your specific tax position and obligations.
  • A licensed financial adviser (holding an AFS Licence or authorised representative) for personal financial product advice.

Pro users may generate white-label reports for distribution to their clients. ProfitPie accepts no responsibility for how reports are distributed or used by third parties.

This includes any loss, damage, or liability arising from inaccurate calculations, outdated tax rates, incorrect AI imports, or any other output of the Service.
